With the foreseen tourist influx in Boracay there will be a high demand for rooms, the potential to have a constant rent opportunity is promising. Profitability will depend on a number of factors such as seasonality, marketing and operational efficiencies. It has to bee seen from the perspective of the viability of the whole island as a major tourist destination.

What are the benefits in owning a condo hotel? These types of developments can offer enhanced financial returns when owners choose to place their units in a rental program. The revenue from being in an organized rental program may help defray the owner’s expenses. During periods in which owners are not utilizing their units, the operator manages the condotel.  Condo Hotels are sometimes referred to as “Condotel” or Condo-Hotel” However, they are not time shares. A condo-hotel offers anyone the opportunity upon purchase, and obtains full ownership to own a furnished condominium in the island of Boracay. As a unit owner of the condo-hotel, he is entitled to a deed to the property and has access to all amenities of the hotel including its restaurants and spas.  A “condo hotel” or condotel is a condominium project that has registration desks, that offer short term occupancy, food and beverage services, daily cleaning services and that is operated as a commercial hotel even though the units are individually owned.    What is the condotel advantage? As the unit owner, you have the option to use your condo hotel unit when you choose. As a condotel enrollee, when you are not occupying your suite, you have the option of placing your unit in the hotel’s rental management program to which you can expect to receive a percentage of revenue. The management company is responsible for housekeeping, maintenance and rental services.

How does a condo-hotel differ from timeshares? 

BORACAY is a Tropical Island conviniently located at the northwestern tip of the Province of Aklan.  It is a coral island with a total land area of 1,083 hectares.  It is 7 kilometer at its narrowest and 2 kilometers at its widest, laced with a beautiful stretch of beach 4-kilometer long that is known for its powdery white sand unequaled not only in the Philippines but everywhere else in the world.

Boracay is composed of 3 barangay of the Municipality of Malay with a local population of about 13,000 whose main source of livelihood is tourism.  The island was declared at a TOURIST ZONE in 1978 and tourism development has expanded rapidly since then.

Boracay is the Philippines major tourist destination. Tourist arrivals in 2005 was 499,457. The average yearly increase from 1998 to 2005 was about 20%.  Local tourists accounted to 69% of arrivals in 2005 while foreign tourists consisted of 31% of arrivals.  The influx of foreign tourist manifests an increasing trend since 2003, with Koreans registering the  largest nationality.

Today, February 21, 2008 I have started my business venture in Boracay. I have sent several items for sale to my partner Dedeng Bandiola. Dedeng is a native in Boracay who also have business for motorcycle repair shop under Bufelh’s supervision (Dedeng’s loving husband with a very good voice in singing).   Part of my merchandise dispatch is the old items that I have on hand which I wanted to dispose long time ago. I’m praying to God that He bless this business that I can be a channel of blessing to many, not only to my immediate family members but to my friends and to the needy as well. 

I have used the services of Philtranco to deliver my cargo thru RORO. Philtranco advised me that it will take 7 days to deliver my package to Dedeng via Caticlan.  Previously it only takes 1 day but due to small number of passenger and many packages for delivery it will be not delayed as expected. But they promised to give priority.  Total number of kilos is 61.5, 65×65x55 and total charges are Php791.40.

Visitors in Boracay choose to travel by airplane because it is more convenient. Travel time is only 30-45 minutes however via RORO its takes longer.

Overall visitors augmented to 20% in the year 1998 to 2005. Local tourist’s arrival recorded to 69% in 2005 while foreign tourists consist of 31%. The largest nationality visited the place was Koreans.There are some foreign nationals decided to stay for good in Boracay. One good reason is they too fell in love with the place and another very good reason why; the place was “very good for business”. Many of the establishments are being own and operated by foreigner from different countries. They offer their own traditional cuisine. You can find many varieties of restaurants in Boracay such as Indian, Italian, Korean, etc.The idea of travelling to many places is always an exciting moment in life. Yes it may be expensive but it is very rewarding gift. If you haven’t been to this place, it’s about time! Don’t miss out the change you may have now.
